The main thing a lot of Airbnb and HomeAway hosts donโ€™t necessarily realize is that the search algorithms on these sites are largely influenced by a host's calendar and whether or not it's consistently updated. An updated calendar clearly shows availability, which makes it easier for guests to book โ€“ this makes bookings more likely, which is exactly what Airbnb wants. If your calendar is updated, Airbnb and HomeAway, as well as other sites, are likely to make more money from you, so their algorithms will promote your listing more when potential guests are searching for properties.

It also has the added benefit of allowing you to get advanced bookings. The more bookings you have over the next year, the easier it is to plan your management schedule and the greater your potential ROI.

I rent on Airbnb and if I know I have a lot of bookings for the next few months and into the next year, I can try increasing my nightly rate without the risk of missing out on bookings.
